The owner may request a rent increase in accordance with the owner’s lease using the Rent Increase form. The PHA will limit the number of rent increases that it will process in each lease year.

All rents adjustments will be effective the first of the month following sixty (60) days after the PHA’s receipt of the owner’s request or on the date specified by the owner, whichever is later.

The PHA will process only a single rental increase per lease year. The owner may request a rent increase in accordance with the owner’s lease, but no more than once every lease year. The owner may request a rent decrease at any time.

The PHA recommends that an owner request a rent increase seventy-five (75) days before the lease’s annual anniversary date, to be effective on the lease’s anniversary date.

For rent increase requests after initial lease-up, the PHA may request owners to provide information about the rents charged for other units on the premises, if the premises include more than four (4) units. In evaluating the proposed rents in comparison to other units on the premises the PHA will consider unit size and length of tenancy in the other units.

HACH will notify the owner and participant of its determination in writing.
